At our initial meeting our goal is to learn about you and the type of home you envision. What your current needs are and how these will change in the future. Sam Bradley Homes will provide the kind of personal attention your dream home deserves. Determine your budget.
Your first step may be getting pre-approved for a loan through one of our local banks or lending companies. Knowing your budget will help determine the right combination of land, home size, product selections, interior and exterior finishes.

Decide where to build.
If you already own your lot, great, you’re half-way there to becoming a new home owner. If you are still looking for the perfect location, we can help you through our network of real estate professionals.

Some important questions about your lot:

  • Is your lot located within a city limit or in a county?
  • Are utilities readily available and are they public or privately owned?
  • What restrictions (easements, architectural guidelines, zoning concerns) are there?
  • Is the lot ‘suitable’ for the type of home you want to build?
  • Has the property recently been surveyed?
  • Will the lot require clearing of old structures or trees prior to beginning construction?
  • Is there adequate access to the lot for construction equipment?

Design your floor plan.
It is important to understand that a home’s real value comes from its underlying design and how that design enhances your lifestyle. Whether it’s a place for your grandmother’s dining table or space for a pet center, your home should be all about what matters to you. As the area’s exclusive Woman-Centric builder, we understand home design from a totally different perspective than other builders.

Product specifications.
A critical part of designing the home is specifying the products you want used in the home. Sam Bradley Homes is continually searching for easy to clean, low maintenance products which will require less of the homeowner’s time. WARNING: Product selections can account for large variations in the final cost of building. People often want builders to give them an estimate based only on a floor plan with few if any specifications. This leads to unmet expectations from inaccurate cost estimates with unrealistic allowances.
